They kind of devalue it. I know lots of people, including myself, who would never even look at a house with a pool. Maybe not devalue, but limit your viewings.

hate em. keeping them clean is expensive and time consuming and you can't use them 5 months out of the year.

My backyard sold my last house and the pool was a huge selling feature. Yes, it can limit the prospective buyers pool...but if you find the right buyer...it can actually increase the value of your house.

Yes. If you add a second story and an elevator less people may be able to afford the home but it is worth more.

but you have to find the right buyer which takes time and money, there are way more people out there that won't even consider a house with a pool than people specifically looking for it

Our pool is about 1 1/2 years old and we still love it. Contractor talked us out of putting in a saltwater generator, even though he would have made a little more by selling it to us and installing it. So far, we have had no problems with the chlorine system. It is very easy to take care of, the tabs are not expensive, and there is absolutely no chlorine smell at all and the water has stayed clean and beautiful all the time. Hopefully, this will stay true in the long run because we intend to stay in our house for a long time!

a good pool will cost about $50k and maybe add what? $5k to the value of the house? if that? and a lot of people won't even consider a house with a pool.

i like them but i don't like maintaining anything, so i could never have a pool unless somebody came by and took care of it.

Maybe my view is skewed because I live in Arizona. The vast majority of people out here won't even look at a home unless it has a pool.

Realtor's always like to mark up houses with pools, but they're harder to sell. Most new parents with young kids wont even look at a house with a pool.

I just sold my house with a pool and I had 3 offers on it in a matter of a couple of weeks. Two of the offers were full price and the third wasn't far off. This whole thing about pools devaluing a house is hogwash. It depends on the house. It depends on the market. It depends on your comps...are you selling a $200K house with a $50K pool? Or are you selling an $800K house with a $50K pool?
There is so much bullshat on this thread from people who have never sold a home with a pool.

Because for one you still have to balance your water the same. The salt generator is only good for maybe three years and sometimes the control panel goes bad.
Those cells cost a fortune. The salt rusts everything in and around the pool. And all it's doing is putting chlorine in your pool. I find it much easier to take the time to fill up my inline chlorinator with tabs and shock the pool once a week.

that's kind of what I thought and thus the reason I was in no hurry to convert mine to a salt water pool. I have a friend of mine with a salt water pool and he was having issues keeping the cholorine levels high enough in the summer sun. I asked him about conditioner in his pool and he just looked at me with a blank stare.
I'll most likely stick with the inline chlorinator on my next pool.

if you need to shock once a week, you aren't using enough chlorine
or you have too much cyanuric acid (stabilizer) built up
