Interest Rates



I see rates are down today. Anyone who knows the business think they will get lower in the next few days or should I lock?

The FED is purchasing long-term bonds to try to lower interest rates, but the banks are not passing on all of the savings to the consumer.
If they were, then 30 year rates would be 2.8%. Normally the banks charge 0.74, but they are charging 1.4. That's a difference of almost .7 which would bring a 3.5 rate to 2.8.
Banks are ripping people off with the 3.5% rate.

Banks are keeping rates a bit inflated in order to control demand.

I refinanced about 2.5 months ago and received a great rate at the time. 2.875 % on a 15 year loan.

Today, I can now get it for 2.577 % on a 15 year loan.

Lock today.

I'm a veteran and currently financed through Wells Fargo. They have the interest reduction deal and I was quoted:

30 year, 3.25% no points
15 year, 2.75% no points

Because I'm disabled, I have no closing costs, no origination fee, zip, notta. I'm locking tomorrow and saving $308 a month!

I'm at 4.875% on a FHA but my credit score is in the shitter. I dunno if anyone would offer me a refi. Not to mention my LTV is right at 90%

Check out Zillow and go under mortgages. Plug in your information and a list of lenders will pop up. All are rated very highly and can be checked through the BBB - but read the reviews from other customers and pick the one you want.

I chose New Penn Financial, but they don't have the cheapest rate at this time (based upon the list of lenders found on Zillow).
