Total deer herd on 1000 acres is estimated at 15-25 total with a slightly higher buck ratio overall. Couple that with high hunting pressure from neighbors on some sides and high fence obstructing movement on other sides and we simply have to limit our harvest.
If you want more deer you have to have a uterus for them to come out of.

The bucks that are born to those "third rut" does, will also get a much later start in life, and be "behind" the first rut yearlings all their life.
Manage does so you only have one primary rut, and generally speaking you'll have better bucks.
IMO....a third rut indicates you have too many does.

My old Wildville lease had two duck hunting lakes in the center of the property. Did not bother the deer from what we could tell. Hell, the duck hunters would report deer sightings on the banks of their lakes quite often.

This piece of property usually has 10 or more deer seen per hunt.
I would think the property you described has a habitat issue as well.

Issues affecting herd are as follows
HUGE arse 4-5 year drought, that killed over half of the standing hardwoods in the first two years and dried up all water sources on lease for over 6 months
Over predation and one landowner who did not until recently allow non deer season predator hunts.

Neighbors with a definitive "if its brown its down" policy
Neighbors who high fenced and shut off game movement from 1/4 of property.
200 acres of non food bearing loblolly pine plantation.
One land owner who does not manage his cattle worth a crap and during the drought they were literally eating cedar trees from 6 ft down.

Put in supposedly for lumber but they came in and cut/thinned some this last year to turn into mulch of all things. Just chipped it all up.
I was told loblolly but maybe they are yellow pine, or long leaf pine, or the ever popular IDGF its a pine tree trees.
Pines are useless to me so I have no reason to know the variances unless I am buying them by the board foot.

I believe you that there is a pine plantation. I'm just saying there is probably more food in that pine plantation than you think.
