There's really no rhyme or reason to the last phase of it. I tried myself and watched two Twitch streams of people trying to figure it out and couldn't. Maybe the point is there's specific way to "beat it." Idk. It was scary as hell until I just started getting frustrated til the end.

From what I have read (mind you have not watched any videos as I want to be surprised when I finally get time to play it) the triggering of certain events seems to only happen @ certain times, to certain runs of the game.
Some simulated randomness would go a LONG way to making a game actually suspenseful and intense as opposed to just jump scares.
Eta: someone on reddit allegedly messed with a screenshot in a photo editor to manipulate some light levels and make the screen look more realistic
May be spoilers, idk

This was one of the best things I played on PS4 all year. Genuinely terrifying at times, and spooky throughout. Absolutely brilliant.

I'm guessing it is pretty much known that you have to beat it at 11:59 PM? Or am I just jumping to conclusions based off the clocks in game?

yeah i think you have to do everything before midnight or else you can't complete the final puzzle

ok, so i beat it at a friends house last night. For final phase, you need to trigger 3 baby laughs. Each laugh only happens AFTER midnight. If you dont know what time it is, go through the loop door and it resets everything.
1. stand next to the digital clock, waiting for it to hit 0:00. A bell should go off. Take exactly 10 steps forward. You should be right next to the phone when you hear the laughing.
2. Hardest step. To trigger the second laugh, you basicly have to get as close as possible to the ghost lady without touching. There are specific spawns in the room where she appears, but the best is the mirror in the bathroom since it is close enough to register, but far enough that she cant get you. Basicly she posseses the mirror, and you can tell by looking at the reflection. Stand by the mirror, and when you see the reflection change, you should get 2nd laugh.
3. Controller should start vibrating, and phone will start ringing. Look at the phone, listen to phone call, 3rd laugh, loop door opens. SPRINT YOUR arse OFF TO THE LOOP DOOR, GHOST WILL APPEAR RIGHT BEHIND YOU.
