I wasn't going to ask you to go in with me c-rev. Something like this takes balls. Succeeding in business takes risk and balls. I just need to find a filthy rich cougar stat.

the fact that they all closed is bad. that means there aren't enough players to sustain.
If any one of those courses was still open, everyone from the others would join. Such a tragedy that the worst one was the last one standing. Now you have to pay 3 times more and drive all the way to University club. If you want to play in the city BRCC is impossible to play and the rest are all municipals.
TopGolf, or a generic version would be a hit because we're always looking for a way to get buddies golfing. No one wants to drive 20mins to play.

you have to look at population density. There are 6 million people in the houston metro area. The top golf locations there average 200,000 customers per year.
That's 3% of the population.
BR has about 800k people in the metro area.
That's 24k customers per year roughly. You would need 10xs that to break even.

That's a half assed assessment. That assumes the BR top golf would be the same size as a houston top golf.

1/10 an acre in BR that isn't wetlands fetches $250k

you understand building one at 50 % the size isn't 50 % cheaper
there's a tipping point where it becomes profitable. IF you cant get enough customers at capacity it makes no biz sense

they wont let you build a half size one. They want the full experience or nothing at all. That's from several articles I read on people asking about scaled down models.
You guys think there are such a vast amount of users, but there isn't. It takes a really dense population density to make this successful. The only place it has possibility of working would be NO/Northshore/MS Gulf Coast, and even that was a stretch. You have to take in income levels of people in the demographic. Its a lot cheaper to go bowling than it is to play top golf.

How many people are actually gonna drive from NOLA to BR just to go to Top Golf?

No you're just a mean-spirited pessimistic health care provider. I'm sure Jack Warner and Brandon Landry were laughed at by people like you. I bet the Wright brothers had to shake haters such as yourself before taking flight. I guarantee you the mid 1800 lsunurses of the world called El Whitney an idiot when he told them ab his cotton gin idea. I'm not going to apologize for being a dreamer, and having the nads and work ethic to pursue those dreams. I would never sleep with you, ever.

exactly my point. so its a three hour time investment drive, 3 hours at the place. A 6 hour day. Just how many times in a year are you going to do that? Once? Twice? That type of customer is an outlier. You need a core amount of people that go religiously. BR and the surrounding area doesn't have it.
Also factor in the BR traffic. Not a fricking chance im braving that shite to go play top golf on a regular basis coming from east or west.

Idk but I believe if I build it, enough will come to keep the doors open and be very profitable for many years to come. And you won't be invited.
