Conventional refi, about 40% equity in the property.

If I remember reading correctly, you just refid your primary home, or is this your primary residence?

And seriously....I just did 3.25 too on my primary and I have a hard time not patting myself on the back every time I think about it

Primary residence. It's been in the works for awhile, I got it locked almost two months ago.

I honestly don't remember, I've had a HELOC with Penfed for two years now. But if it was you I'll buy you a virtual beer.
