Real Estate Secured Loans

Where can one go to get one of these? I've contacted two banks and neither accept these sorts of loans. I'd like to borrow against some land that I own outright. Any suggestions?

I believe you will have a difficult time getting a loan of this type on raw land. Your only option may be a local finance company. But, don't expect to get a good interest rate.

what would be a good interest rate for this? there are some improvements on the land ... a barn and a pond.
