I think the realtor is playing cute with words. They don’t say “upgrades” which is how everyone is interpreting the $600k figure. Improvements is literally how any construction on a piece of land is classified. ...

Have you checked to make sure you’ve got 220v at your outlet? I’m pretty sure they’ll tumble with 110v but need 220v for the element. So if you’ve got a faulty breaker / leg on the wiring it won’t dry. ...

Well, Flood Insurance would have nothing to do with your Homeowners going up. But I'd imagine your insured value went up due to still rising supply and repair costs accounting for some of that increase.
