Agreeing with you guys that are saying this deal looks too good. I have not seen that cap rate. OP should get reliable documentation on the numbers.

Good start. You will do well with s&p500 if you continue to add to it, and leave it there a long time. Be patient. Let it grow.
You would do just fine by putting most of your money in s&p500 and putting smaller amounts into a few individual stocks. Nvdia has been a winner the past few years. Goo...

Generally, conventional advice/wisdom is wrong/worthless. Rental properties(at least excluding multi-units) are mostly unprofitable

You have made several good counter points in the thread. I am generally on the side of pitching Jump in game1, but think we do not match up well with UNC. Their record shows they can hit, and that they have been pretty good on Sundays. What they do with their pitching rotation and the quality/depth ...
