Would you buy a townhome?

I'm not a fan of yard maintenance and live in area where townhomes aren't ghetto shitholes. A decent single detached house here are 500k+ while upgraded townhomes can be had for 100k less. The concern is they won't appreciate as much but it beats continuing to pay rent. What says the OT?

Absolutely not. I did a ton of research on this and yes the finishing and interior is nice but the appreciation comes from land and townhomes don’t provide much in that category

No. Never.

To easy to have shitty neighbors.

Town home complexes have been known to convert to mostly rentals, and often rentals to shitty tenants.

As housing or rental investment - absolutely. As an appreciation vehicle - no.

no. but our circumstance are different. i know some folks who did when they were young in Houston and it worked out great for them in the long run.

As long as you don’t share a wall with complete loud assholes, townhomes arent bad. I was lucky to share a wall with a young couple with well-behaved children in my experience. I rented in my time though.

We rented a 3 story townhome with garage for about 4 years. We had a corner unit which is a must, never had any neighbor issues. It was nice for what it was, not a long term solution. I certainly would not buy one

Older, established, landlocked areas with older, established, higher end and well built developments, maybe (ie, dense, high end urban neighborhoods)

We have $700,000+ townhomes here in Greensboro.

Certainly not ghetto.

I was looking at some in Lafayette not too long ago. Most are shite holes and you have to pay out the arse to get a decent one with a garage. Might as well just buy a house

Absolutely if the location is good for you and you love the inside.

Agreed on yard work.

By the time you pay the HOA fees, piss off the board and get threatened with fines for infractions, you'll be better off buying the detached garden home.

I did. Was 60, single and about to retire. Ownership was half of rental prices. No HOA. Plus it was brand new. Wasn't looking for home appreciation or lots of maintenance. And if something happens to me my son can use it as rental property or sell it.

My wife and I fully intended to buy one in Stuart Florida or there about to live in after we retire. We'd have spent part of the year in it and part of the year in a lake house we haven't built yet (but have started). We changed our mind when stories started coming out about the hostile takeover of condos in Florida by investors who buy enough units to seize control of the owners association and then increase the owners fees to crazy amounts so they can offer the owners a stupid low ball offer and they will have little or no choice to take it. To hell with that. I wasn't particularly happy with buying one anyway but was willing if it was on the intercoastal and I could keep a boat in the water and not have to do maintenance on the house...but I will just trailer it, I ain't going to help someone hold a gun to my head to rob me.
