It could be much more than it is. All it takes is a migration and word of mouth. That’s why they all came to DFW and Houston. They heard about it. There’s also the valley. Barber told me they are getting new customers every week who've moved in from Cali. I live around Tyler. He said they like the area and the real estate prices.
