House/ land experts, tell me about usability of this house

I love the house but wife asked a good question which is how much of the .8 acres is usable. I did some google maps digging and seems like it’s mostly forest and unsure if that adds or takes away “value”

So there's a Family Room, Living Room, and a Great Room?
It's a completely brand new home except for a few studs, even though it's listed as 1979.
Two full kitchens seems excessive.
The sale price history is crazy:
March 2000 - $330k
October 2004 - $415k
June 2019 - $950k
May 2024 asking price - $2.075mm
What's the ROI on this property? Sounds like someone spent a LOT of money on the rebuild and is trying to break even. Everything in that house looks like it was bought from Lowe's.
I also want to know what that $30/mo HOA fee goes to.

If the property includes all of those trees and nobody else could come in later to remove your buffer, and of course if I had $2M to piss away on a home, I’d do it. That’s an amazing house with a really nice view as long as those trees are there and I could plant more fast growing ones to fill it in.

This is just me,
2 issues to me:
1; you'd be spending $725 per square foot for 3 bedrooms and a view of a parking lot.
2: It's in Washington state.
no way in hell I'd live in that state.
