Companies don't usually over pay for land in a swamp unless something is coming down the road

While true, a company already has not one but two easements to the property if I read his reply correctly.

Given that, I’d say it’s very unlikely he owns any mineral rights to it, given it’s swampy and basically unusable I’d say even it someone does want it to exploit it for profit, the odds he’ll have any leverage is essentially zero.

You may not have seen developers build around difficult to deal with property owners, but I have. I’ve seen some fairly interesting parcel divisions to get around it.
