Id try that mold armor I recommended or maybe look at jomax.
It's pretty cheap and easy to use. Spray it on, let it sit for 15 minutes, and then come back and hose it off with a pressure washer that's not at full blast or standing a few feet away with the nozzle. See how that goes.
