You run a little to tight of a ship if your worried about 5 minutes to talk to me. This is one of the more advised ways of finding contractors form what i have heard in the past.

I'm not saying the subs wouldn't be interested, but you're openly trying to take away subs from a contractor on said contractors job. And if you wanted to be technical, you technically wouldn't be authorized to be on the job site.

This is coming from a GC. I'm not even in this thread telling the homeowner not do contract his home out himself, but just coming from a contractors perspective, this would make me mad. If a homeowner came up to me on a job I would 100% be cool talking with them and even give them the names of numerous subs that I have available that I'm not currently using on jobs. But if I or one of my project managers came up to a random homeowner on my job trying to poach workers, then yea, I would kindly ask them to leave.

Me or my subs? I'll talk as long as you want and like I say, help you out with subs. But being on my job site talking to my subs is a little different story. But no, 5 minutes isn't a big deal. If you go up to my carpenter or roofer, you wouldn't talk a minute because of their English, but if you go up to one of my painters in particular he's going to talk for an hour because talking is what he does best

I use to build and flip houses. A builder is only as good as the subs he uses. I never had to check behind subs, they knew what I wanted, they did their job. Whatever you do, always hold back money. I’d rather write 100 checks than 5. I told a buddy of mine this, his house was finished, all but the punch list. He was still $13,000 to the good. Couldn’t get his builder to do the punch list. I had everything done for a couple thousand.
I could go on, but you get what I’m saying. I’m leaving now, a friend is building a new home, wants me to do a walkthrough. Let me know if you need more info.

I poured a slab, in 46 days got a final inspection to move in. Not a big house. 3 BR 2BA.

I just finished mine last April in Assumption parish. Had no problem at all. I will say this, a buddy of mine used a GC to build his home about the same time we built ours and he finished a few months in advance. But, there have been numerous issues that he is seeing. Roof leaks, window issues, others. He is now realizing that the GC gave him an estimate for job and he agreed to price. Then the GC tried getting the cheapest guys to do the jobs and it wasn’t what he wanted. I got my own people to do the job, but I also got to choose who I wanted. I work shift work so it wasn’t bad, except turnaround times for materials was bad due to Covid and supply and demand.
Bout where you building in big Assumption Parish? We probably know a lot of the same people.

I was the GC on our home in 2013. It’s a 2 story on a chain wall foundation to give it a farmhouse look. For the most part everything went well with a few exceptions. We did quite a bit of work ourselves to make sure we stayed in budget. I didn’t spend less doing it this way. The money I “saved” was spent on upgrades and changes as we built. All in all it wasn’t bad but you have to dedicate yourself to it. I was here every day and night . The subs were all local and did what we’d agreed to. The plumber was the only one that was hard to deal with but it all worked out in the end.
Don’t pay a sub fully until all the work is completed as agreed. Once they don’t have a reason to come back they won’t.

Good to here of someone else locally who had a good experience with this. I see it took a little while longer, but I'm in no rush.

I have a lot on HWY 308, heading towards Thibodaux, not far past Madewood Plantation. its one of the cleared out lots with all of the new houses going up.

What was your all in $ of your house, per SQ wise if you dont mind me asking? and how would you say your finishes are (standard or premium?). I may have to get in touch with you when i get closer to building.

Another question I had was does simplicity really translate to a lower cost house? For example, if a roof is not complicated, I know it will be faster to build and possibly less material, but does that translate into saving for me, or will the subs mostly suck that up in there pricing as profit for them?

That goes for other things like # of corners in exterior walls etc...

The ridiculously over complicated roof designs and even the ridiculously steep pitch all adds up. Yes more materials, more labor, more cost.

You're normally going to pay a standard rate to your roofer on roofs 7/12 pitch and lower. Once you get to a 8/12 pitch, steep charges start kicking in. The price goes up the steeper the roof because the work becomes harder and harder the steeper it gets. Unless you're dead set on having a steep, cut up, not practical roof, go with a more simplified roof design.

I was about 135/140 per square ft. I have a brother in law that is a finish carpenter and all the guys I used pretty much knew each other from doing other jobs. They pretty much tell each other what they are doing and don’t mind telling you who needs to come in and do their part so they can move along. I was just really there to make sure permits were done and inspections were taken care of when needed. If you my finishes are not premium but not standard either. When it gets closer, get in touch. Don’t mind letting you know who we used if it helps save you some money.
