From what I understand, the demand is residential (apts/condos) and new Class A office space. Older office buildings are the big issue regarding vacancies.

The skyscrapers in other countries make the US ones look like grass huts.

Vietnam has better skyscrapers than I've seen in the US.

Nashville is also experiencing a huge downtown expansion. I think like 12 new hotel towers are popping up at the moment.

NO. I'm not worried about any of this shite. I am asking a simple question on a message board. If anything, I love all of the developments because it makes the city I live in look cool.

No fretting at all here.. Just asking a simple question on a Message Board to create discussions. It is a fricking message board right? Without people posting things and asking questions, there would be no message board right? I have always thought that the point of a message board community is to discuss topics whether it be sports related, entertainment related, political related, etc. Have I been wrong this entire time about the point of a message board?

there are buildings like below littered around Houston that i have wondered what the hell goes on in them. $7-9 a sq/ft per year.

I don't really see the value in these. Not many doctors are looking to set up shop in greenspoint

At least part of it is that a lot of those vacancies are under long-term leases, so you can’t just move a new corporate tenant in who needs space now.

Commercial RE, particularly office space is going to be weird for at least the next few years. We still haven’t finished figuring out what white collar work is going to look like post-pandemic.

Joking aside it’s insane the amount of construction going on in Austin. Look at Rainey street—it’s become a few blocks of nothing but high rise condos.


Interesting to me is, how much of a bummer it would be to buy a high rise condo with a view, and then lose it a few years later when a new building goes up. That has to destroy so much value

It’s only gonna get worse once some of those leases expire and the companies realize there’s no use signing a new one since so many employees have opted to continue working from home.

It’s changed the look of the city tremendously and just in the last 5 years.

Not the same charming Austin that people would have expected from 10 or so years ago.

That is correct. Besides the obvious additional plumbing/electrical needed, it is held to a much stricter fire code standard when it becomes a residence. Can require a ton of changes to get fire marshall approval.
